The High Cost Of Real Estate Broker Fees

When we talk about real estate brokerage in the US, a common misconception is to refer to the 'cut' that brokers take (during the sale transaction of a house, or other property) as some kind of predefined wedge of money. However, brokers don't necessarily have predefined fees themselves, as, after all, they usually take commission from a sale. Commission is normally expressed as a percentage of the value of the sale. Therefore, you'll often see real estate brokers chasing the 'big fish': high-value properties with big returns.

What Commission Means for a Consumer

In consumer terms, a real estate broker will take a commission from the sale of an individual's house when they, for example, decide to purchase another property. The reason why brokers take a commission is due to the fact that they have greatly aided in selling the property, and therefore any value derived from such a sale should link to their efforts.

In the United States, brokerage commission most usually carries the ability to be negotiated on. This results in a situation whereby the consumer is in a comfortable negotiation with the brokerage from within which they are selling/buying property. negotiation also provides room for business advantage and leeway for a sale. As the brokerage acts as a centralized arena for the realtors and consumers alike, it would often be found giving each party an equal share, i.e. both brokers receive 3% commission each. Of course, this is assuming no negotiation takes place.

Real estate broker fees are very variable indeed, and in order to give yourself a decent position to trade with a brokerage in, negotiation is a tactic that should always be deployed; even in early meetings with your broker. In essence, setting a benchmark for the trade also sets the tone for the whole sales experience. If a realtor knows that you're comfortable all the way through the process then they are much less likely to waste your time by taking risks and making the wrong decisions.

Real estate agents, it is fair to say, are motivated by commission. As a result of this, and as mentioned before, many of the higher-rolling real estate brokers go for higher-value properties that carry larger yields. This helps to emphasize a point that any consumer looking for a real estate agent must ensure that the agent they choose is not simply motivated by commission. Choosing an agent with a morally ethical approach to business will likely end up providing you with a favorable position in the long run. It's therefore very important to do your research.
